1. TAKE A DEEP DIVE INTO WHAT YOUR NEEDS ARE

We'll make you feel confident & informed about the home selling process.  In order to do this, we'll dive deep to uncover information about your home, your specific situation and discuss what your timeline looks like. All of this helps us help you. 

2. MEET AT YOUR HOME AND DISCUSS THE DETAILS

We'll take some time to walk through your home so you can point out what you love most about it. We'll talk about next steps, explain what the launch process looks like, and give you a full timeline so you know what to expect going forward. During this time we'll also take care of all the paperwork together, so any questions you have can be answered upfront.

3. PREPARE YOUR HOME TO SELL FOR TOP DOLLAR

When is comes to selling your home, there's a ton that can be done to prepare your home and increase its value. We'll recommend only want we think is 100% necessary. We've sold enough homes to know exactly what minor repairs and upgrades are needed to get the highest dollar at the closing table. We'll suggest minor repairs, bring in our stager for a free consultation if necessary, and lastly have our photographer capture your home's beauty.

4. BEGIN THE LAUNCH PROCESS

You'll know from the very beginning when the scheduled "Launch Date" is. To kick it off, we'll feature your home on Zillow, Trulia, and Realtor.com. Then, we'll promote it on Facebook, Instagram, our website, and through email. Our main goal with the launch process is to strategically position your home online to attract the most buyers & ultimately get you top dollar. 

5. ACCEPT THE BEST OFFER

During the launch process, it's your responsibility to keep your home in show-ready condition so potential buyers always see your home in the best condition. Once we accept an offer, it's important to keep your home "show ready" for both the inspection &  bank appraisal. Assuming everything goes smoothly on the buyer's side, our last hurdle is the final paperwork.

6. CLOSE ON YOUR HOME!

All the paperwork has been completed and you have officially sold your home! Congratulations!

Based on the purchase agreement, you'll know exactly when the keys are handed over to the new homeowners and when you're expected to move out. In this market, possession doesn't always happen at closing, so the purchase agreement will clearly note the date you must be moved out by. Luckily for you, if the date agreed upon is days or weeks after closing, you'll have the flexibility to gather your things, pack up the boxes, and move out at your own pace.
